Well I make more than $30k and dont spend that much on eating out/discretionary expenses.  Priorities.

I went the roommate route and lived in VA at the time. My rent there was $640 sharing a two bedroom apartment. If I were single Im not sure I would do it again because she was a nutball but if I had to I guess living in a house where I had my own bathroom wouldnt be bad at all. Studios do tend to cost more than a shared house/apartment situation but I guess it's up to your preferences.

I figured but you can also rent a room in someone's house and everyone doesnt have to live in or near the likes of Georgetown (upscale, posh and expensive).� Georgetown is in it's own price bracket and really shouldnt be an option for someone making $30k a year.� Im thinking a studio in SW DC would be a good compromise since that area is slowly transitioning.� My husband rented a small room in Takoma for $575 5 years ago and it worked out just fine.� The neighborhood was also safe and walking distance to the metro.

But I agree overall, while it is a stretch, it can be done. We should make this a topic at the next happy hour! LOL

I totally agree with this.  I don't have a mentor but I sooo wish I had one because I think it makes a big difference inhelping pushing women towards their goals.

Have you seen the market lately?  What equity is it that you speak of?  My husband and I came to the table with $20k and if we tried to sell now we would be under water by nearly 50% of the house's value?  Rethink that one.

We ALL need help in one way or another.  Your sister's situation is one based on her choices and circustances as are yours.  Certainly the credit won't help everyone but for those that it can help I hope that it will drill some life back into the real estate market.
