I have a co-worker who looked into buying there and gave me some info!! It is really too bad that it isn't more readily available. I wonder why HGTV doesn't make HOA rules and fee info part of what they post...........there is a big interest in it. Maybe next time.......
I never contacted Spruce Peak, but I have a co-worker who looked at buying there and gave me a copy of some info including the homesite design guidelines. He also explained the HOA fees related to the homesite properties (Dream Home) vs the others (Cabins and Condo type units).
I have no idea about a Starbucks, but I do know that there are "design guidelines" that apply to fences. The goal is to minimize such things and they are allowed only where absolutely needed - this would be to enclose pools, service areas, around small gardens or courtyards or for safety reasons. They are not allowed to be used to define or enclose property boundaries. Plans for a fence have to be approved before you can install it. On another note, Dog runs are allowed - they are limited to 400sq feet, must be adjacent to your residence (not free standing) and have to be fenced in appropriate materials and colors to complement the residence.
I have a prior post on this - In a nutshell, since this home is in the Spruce Peak community, you are entitled to join the club there, however buying the club membership is optional (and yes, it does include 2 ski passes for the season). The only actual HOA fees for this type of property (buying a homesite where you can build your own home) is for basics like road maintenance (snow removal). The HOA fees are estimated at 3,000 per year (250 a month). The individual homeowners are responsible for the maintenance of their individual homes and property.

Did you happen to notice the storage situation in the Master Bathroom - is there any area for storage of toiletry type items or linens?
Probably 1 because cash in hand is a great thing and it's a simple choice..........but I'd really like to do 3 and move there permanently. Fortunately, I can afford the monthly carrying costs (those crazy property taxes) but I would need a small mortgage to assist with the initial income taxes. Also, I need 2 more "non-dorm" bedrooms and a computer / office area, so I would rent it a bit at first to raise funds to do some redesign (which would definatly include using the area above the garage).......that's what I dream about.
