Thanks for the insights, fellow DreamHome lovers! Knowing the developer has offered a buy-back option is very helpful; after all, why would someone buy a "used" home in a subdivision that's still being built where they could build their own custom dream home just a few blocks awa?. Even though my dear husband has a bunch of concerns (he IS an engineer and can't help himself), I would love, love, love to win the house. It's in one of our favorite parts of the country, it's drop-dead gorgeous, and I simply can't stop mooning over the photos and videos on line. Winning would certainly be a dream come true.
I haven't been able to find an answer for these questions which keep my husband up at night: I know the winner is responsible for all the taxes, etc. of the DreamHome package which is valued at over $2million. I also know that $500k is in cash, presumably for paying those associated costs. But is that enough? I'm no accountant, but 35% of that $2m is $700,000 leaving the winner to pony up a whole bunch of cash for federal taxes--let alone state and local taxes. Can you help clarify what the initial associated cost load will be? What are the Homeowner Association costs, which will cause the winner to incur additional monthly costs? And do you know if the Homeowner Association allows the house to become a vacation rental? Without the possibility of it becoming an income-generating property, I seriously doubt we could afford to keep the DreamHome since actually moving there on a permanent basis isn't possible. I hate to be a kill-joy, but it seems like the DreamHome could become a nightmare! Help me explain to my husband that the DreamHome package really could be our dream come true!
