I agree with you Lisa. They obviously don't care how hard you work to make a living in this industry.

Again a naive answer from MRIS and I won't hold you, Tim, responsible. I am very disappointed that Jon Coile has avoided chiming in on this entire conversation since it seems disingenuous to the hard work buyer agents expend everyday.

Since I found that my clients were calling the listing agents directly for information (two years ago), I started to call the agents directly too. I will continue to do so to give my clients a competitive edge if they like the house. And, if they wish, write up an offer before it goes Active. Hey, that's real estate Tim!

Resource : Coming Soon Listing Status is Coming Soon

Agents walk a fine line when they discuss upcoming listings with agents in their office. Little tidbits of confidential information can leak out that do not benefit the client, especially since the early 1990's. Back then agents wanted to generate "buzz" too, but, the introduction of buyer agency changed that practice because those little tidbits could be construed as insider information. I believe that, at some point, all for-profit web sites, not just MRIS, with Coming Soon categories will be challenged by consumer groups who are looking for anything that could be identified as insider advantages. So, again, I feel it is not a good plan to add this status to MRIS.

Agent should know rule #3 gives you an option-out to sell the house ahead of the "expected" target date (just in case an offer is too good to pass up).
